1. Guidelines For Procedures Before Commencement Of False Ceiling Works

  • The RCC Works Post concrete works to be completed in all respects.
  • Masonary works to be completed wherever specified
  • Waterproofing works of toilets to be completed and ensure slab soffits are free of leakages.
  • Ensure MCA and Lift lobbies and Entrance lobbies are free of leakages , and leakages are rectified if any.
  • Plaster works to be completed wherever specified
  • All the related MEP Activities to be completed.
  • MEP works testing completed and crosschecked.
  • The white wash in ceiling and beams covering areas to be completed in all respects
  • Dado tile works to be completed in MCA and Toilet to be completed.
  • Floor protection to be completed.
  • The reference level markings to be completed and crosschecked by concerned Activity incharge
  • Material inspection to be completed and clearance to be taken from QC Team
  • HOTO docket is signed off from the concerned team members.

2. Procedures To Be Followed While False Ceiling Works Is In Progress:

General Instructions to be followed during the work:

Cutting:

  • Gypboards / MR GYP Boards can easily be cut either longitudinally or transversely.
  • A cut should be made in the face side of the board by means of a retractable knife.
  • A line may be ruled prior to cutting, or with practice.
  • The rule may be drawn down the board at the required distance from the edge whilst the board is scored with a knife at the end of the rule.
  • The board should then be pressed with both hands and the gypsum core will break in line with the cut in the side face.
  • The board should then be turned over and the other side paper be cut with the knife.

Sawing:

  • Gypsum board may be cut using a normal saw.
  • A fret saw or an electric tool may also be used for cutting of curves.
  • When large quantities of board are to be cut, the use of a circular handsaw is advisable.

Making holes/cut outs:

  • Drills should be used when making holes for electrical installations.
  • For holes of a diameter less than 50mm a high-speed still drill gives a better result.
  • Electrical or manual carpentry tools may be used for making cutouts.

Planing:

  • A file may also be used to level off any irregularities, which may remain after cutting.
  • The edges of both paper faces may be trimmed up if necessary using fine sandpaper.
  • The edges of board can be pared off using plane.

Bending:

  • Gypsum board may also be used to line curved areas.
  • The curvature radius will be max 60cms for 9.5mm Gypsum board. And for 12.5 mm curvature shall be as per site condition
  • Both sides of the Gypsum board should be sprayed with water until they are damp.
  • The board should then be bent very slowly and carefully, and fixed into position.
  • Before jointing, the boards should be completely dry.

3. Process of Gypsum Boards / MR Board False ceiling works:

  • Draw the required false ceiling finish line from FFL.
  • Transfer this line on all corners of walls.
  • Fix the perimeter channel on the periphery walls with suitable anchor fastener or approved screw.
  • Mark the position of ceiling Anchor fastener at max 1220 mm c/c.
  • At the junction of this marking drill a hole with 12 mm dia. Bolt at 1220 max. mm c/c.
  • Insert Anchor fastener and fix the soffit cleat with the anchor fastener.
  • Ensure nut of Anchor fastener is properly tightened with Soffit cleat.
  • Fix the ceiling angle to soffit cleat with M6 Nut bolt at 1220 mm c/c.
  • Take level of Intermediate channel and transfer the same on ceiling angle.
  • Fix the intermediate channel to ceiling angle with M6 Nut and bolt , ensure intermediate channel resting on perimeter channel
  • Fix the ceiling section perpendicular to intermediate channel at specified spacing of 457 mm or maximum 600 mm c/c as specified in tender specs.
  • Ensure the overlapping of ceiling sections / intermediate channels and perimeter channel @150 mm at splice joints , wherever required.
  • Crosscheck the level of all frame work to ensure stiff and sturdy framing.
  • For opening cut-outs and trap door, cut the ceiling sections at required location and take support from slab soffit by providing ceiling section with anchor fastener and soffit cleat.
  • Carry out boarding of 6’ x 4’ with longer side perpendicular to ceiling sections. Boards shall be Gypsum board or MR Board as specified in work order.
  • Put the 25 mm dry wall screws @ 150 mm c/c for periphery and @225 mm c/c for ceiling sections.
  • Ensure that these dry wall screws shall be 10 mm away from the tapered edge and 13 mm away from the cut edge of the board. ( To minimise the breakage of gypsum board.)
  • For Boarding of cutouts and openings , cut the Gypsum / MR board by board cutting saw and put on additional edge bead at the periphery of the opening to protect the exposed edges of the boards.
  • Jointing and Finishing of Boards:
  • Finish all the joints of the boards with jointing compound and paper tape or fibre mesh.
  • Fill the joints of the board with jointing compound and embed the paper tape or fibre mesh.
  • Spread and apply the first coat of compound by 100 – 150 mm on tape or fibre mesh.
  • After drying of first coat do the sanding to clean off the excess materials.
  • Apply second coat of 200mm – 250 mm on the first coat and let it dry.
  • After drying the second coat do the sanding to clean off the excess materials.
  • Apply Third coat of 300 mm to 450 mm wide
  • For corners and drop out fold the paper tape / fibre mesh in centre and apply the consequent layers of jointing compound as above specified manner.
  • Carry out sanding after final coat and give clearance for next activity of Painting.

4. Guidelines to be followed Post False ceiling works:

  • Check the required levels of the false ceilings and ensure the same as per issued design intent.
  • Check the location of MEP cut-outs and its sturdiness.
  • Check the location of Trap door its size and finishing’s.
  • Check the Location of Coving and provision of MEP installation.
  • Ensure the false ceiling are free of undulations .
  • Any reworks due to any issue, then it shall be cut in square or rectangular manner to avoid any other finishing issues after painting.
  • In case of any rework , then it shall be carried out by concerned false ceiling activity expert workmen only.
  • Cleaning of all the area to achieve the required housekeeping

Details of False ceiling framing required are as below:

  • Ceiling Section – 0.5 mm thick . 80 mm wide, 51.5 mm wed and two flanges of 26 mm .
  • Intermediate channel 0.90 mm thick , 45 mm wide , two flanges of 15 mm each.
  • Perimeter channel – 0.50 mm thick , 28 mm wide and two flanges of 20 mm and 30 mm
  • Ceiling Angle – 0.50 mm thick , 25 X 10 mm
  • Soffit Cleat : 1.6 mm thick 27X37X25
  • Anchor Fastener : M12
  • Connecting clip : 2.64 mm thick.
  • Control joint : 47 X 0.38
  • Gypsum Board / MR Boards : 12.5 mm thick
  • Paper Tape for Jointing or Fibre Mesh for Jointing
  • Jointing compound Easifill / USG Boral make.
